This is the last part of the series "What You Can Get Under $400,000." The first of the series, cover Arlington and Alexandria. The second part of the series covers part of Fairfax County.
FAIRFAX COUNTY
Herndon
Herndon, a unique little town in the middle of bustling Dulles Tech corridor. You still can find a mix of condos, townhouses and single homes in this neighborhood. Not bad.
Here are your choices.
- Condos: There are 43 condos from studio all the way to four bedrooms on the market. These condos are priced from the low $199,000 to high $399,000. The most expensive condo at $399,000 is a brand new 2BR/2 condo at Fortnightly Square.
- Townhouses: Interestingly, there are more townhouses for sale in Herndon than condos. Seventy-nine townhouses are on the market, priced from the low $279,900 to high $399,999 with an average price of $361,844. The one at $399,999 has 4BR/4 baths.
- Single Homes: At least 5 single homes are on the market, priced from the low $365,000 to high $400,000 for an average price of $392,780.
Reston
Reston, offers you a combination of older condos with newer and brand new condos. The new condos in Reston are built surrounding and conveniently located close to Reston Town Center. There are a couple of condo conversion projects, like Parc Reston, Savoy Reston, and North Villas. Midtown at Reston Town Center is the new condominium. What's unique about Reston is -- as a resident you have access to 19 swimming pools around Reston. Thanks to the HOA fee that you pay to the Association, which include access to these pools anywhere in Reston. By the way, if you live here you will pay Reston HOA in addition to your condo fee. That's how Reston is set up way back then.
Let's see what choices do they have available on the market.
Condos: There are 165 condos on the market with options from studio to three bedrooms. Before doing the research for this post, I didn't think that there would be so many condos on the market in Reston! These condos are priced from the low $170,000 to 399,990 for an average price of $291,500.
Townhouses: There are 71 townhouses on the market, priced from $279,900 (now this is a 2BR/1 bath townhouse) to high $400,000 for a townhouse that has 5BR/5 baths. Average price of townhouse in this neighborhood is $355,412. If you are looking to stretch your dollar a little bit more for that extra bedrooms up to 5 bedrooms, this is the place where you can find them under $400K.
Chantilly
Not too many condominiums around Chantilly. This neighborhood offers more community of townhouses.
Condos: Only 8 condos are on sale within the same condominium, Chantilly Park. You have choices from one to three bedrooms. The rooms are spacious. A one bedroom here has 966 square footage of living area. That is huge for a one bedroom condo by any comparison. Condos are priced from low $259,900 to high $374,900 for an average price of $331,936.
Townhouses: Eighteen townhouses are on the market. These homes are priced from the low $265,000 to high $399,999 for an average price of $331,742.
Centreville
Centreville, is not the place where you can find a lot condominiums. It is more of a neighborhood that has community of townhouses and single homes.
Condos: Only one 2BR/1 bath condo on the market for $229,990.
Townhouses: There are 161 townhouses on the market for this area. These townhouses are priced from low $249,900 (2BR/1ba) to high $400,000 (4BR/3ba). Ave. price $358,950. If you are looking for 4BR townhouses -- this is the place. Ten townhouses currently on the market.
Vienna and Oakton
Residents who live in these neighborhoods, Vienna and Oakton, have access to Vienna metro station. In addition to a new condo conversion, Four Winds at Oakton, there are plenty of choices here available on the market. Part of Vienna, at least for the zip code is actually borders with Falls Church. Merrifield area, though technically is in Falls Church, the zip code is Vienna (22180).
Condos: There are 44 condos on the market within the $400K range. These condos are priced from the low $219,900 to $399,987. Ave. price $331,919. Interestingly, these condos include investors condo -- those who bought new condos in condominiums like Wilton House and Marquis at Vienna. Sales for the two condominiums were completed sometime last year if not early part of this year.
Townhouses: There are 6 townhouses on the market. The homes are priced from low $355,000 to high $400,000. Ave. price $391,566. These are all 3BR townhouses.
WASHINGTON DC
Washington DC, is THE place, where it has the most number of condos on
the market in one concentrated area. I am not kidding. When I did look at the stats, it shows that there is a condo on the market for a low $28,000. If this is true -- it's an unbelievable price! After
reading the full listing, it turns out to be that this is a sale for a parking space. Hello... parking space for sale for $28K! By the way, it is common that a parking space is deeded separately, so owner can sell the space if is not used. I've seen it also a common practice across the river, in Arlington and Alexandria.
Here are what you can find under the $400K range.
CONDOS
There are at least 500 condos on the market for DC area! Priced from low $45,000 (as-is property) all the way to high $400,000. Ave. price $276,900.
Capitol Hill: There are at least 33 condos on the market for Capitol Hill, priced from low $179,000 to high $395,000. Ave. price on the Hill is $310,845. These are condos not coops. Coops is a different type of ownership, because the sale price might have been low but, the monthly fee (that includes property tax) might be really high.
Deanwood: There are 37 condos for sale here, priced from low $135,000 to high $257,000. Ave. price $196,619. Only a combination of either one bedroom or two bedrooms available.
Logan Circle: Nine condos on the market in this neighborhood, with choices from studio, one bedroom to two bedrooms. Condos are priced from low $199,000 to high $399,900. Ave. price $346,611.
Dupont Circle: Thirty seven condos on the market from studio, one bedroom to two bedrooms. These condos are priced from low $199,000 to high $399,900. Ave. price $324,024.
Columbia Heights: Sixty nine condos on the market with choices from studio, one bedroom, two bedrooms to three bedrooms. These condos are priced from low $159,000 for a studio to high $399,000 for a three bedrooms. Ave. price $307,029.
Ledroit Park: Ten condos are on the market from one, two to three bedrooms. Condos are priced from low $234,900 to high $359,900. Ave. price $321,662.
Cleveland Park: Eighteen condos for sale here, from studios to one bedrooms. Condos are priced from low $230,000 to high $399,900. Ave. price $311,928.
Brookland: Twenty eight condos are for sale in this neighborhood with choices from studio, one to two bedrooms. These condos are priced from low $174,500 to high $319,500. Ave. price $224,625.
Glover Park: Twenty condos on the market in this neighborhood. Your options here includes studios, one to two bedrooms. Condos are priced from low $170,000 to high $399,900. Ave. price $322,405.
Shaw: Fourteen condos for sale here from studios to one bedrooms. Condos are priced from low $259,900 to high $399,900. Ave. price $308,443.
RLA (SW) and Waterfront: Eleven condos on the market, from studio, one bedrooms to two bedrooms. These condos are priced from low $185,000 to high $319,000. Ave. price $248,336.
U Street Corridor: At least two condos are on sale. Only a studio and a one bedroom, priced at $259,900 for the studio and $338,000 for the one bedroom.
Foggy Bottom: Eight condos are on the market. Your choices here only studios and one bedrooms that are priced from low $204,000 to high $309,919. Ave. price $ 240,490.
TOWNHOUSES
There are 40 townhouses on the market from low $244,900 to high $399,950. Ave. price $338,056. Interested? Link to townhouses on the market, here.
There are many other neighborhoods that I didn't mention here, for example Palisades, Brightwood, Old City (#2), Eckington, etc. There are simply too many to list here.
